Three new real estate projects, which are aimed at a commercial target not only characterized by a pioneering spirit, but also curious and willing to discover destinations far from the classic circuits, such as Montenegro...

The heart of this operation, which, the marketing director Colin Kingsmill discloses, "is part of a 100 million euro macro investment", is composed of the residential complexes "Dukley Gardens", "Dukley Residences: Modern living at Old Town Budva" and "Budva Marina": these three assets will enliven this typical Montenegrin town overlooking the Adriatic Sea. This project, which is ground-breaking in the Eastern Mediterranean Sea, has been presented in Cannes on the sidelines of one of the most important events in the international yachting calendar, the "Yachting Festival", bringing in the heart of the French Riviera the beauty of a charming area which is little known, but that will undoubtedly attract more and more visitors in the near future.

"Dukley Gardens" is a prestigious residential complex, almost ready to be inhabited, built in the Montenegrin coastal town of Budva by Turner Construction (USA) and designed by Nps Tchoban Voss Architekten Bda (Germany). In July, some buyers have come into possession of the first exclusive apartments, part of the luxury villas that the group Stratex has constructed along Montenegro's coastline.

The newly completed villas are located in the most attractive and picturesque area in the town of Budva, the Zavala peninsula facing the old city, and they can count on 320 parking spaces, a sweeping sea view and a walkway that allows direct access to three beaches, restaurants, spa and the yacht club. The complex includes 36 villas, consisting of 202 luxury suites ranging from 86 to 544 square metres, well located in a 35,300 square metres area, which houses, among other things, ancient olive trees, palms and cypresses, that are able to provide, combined with the Adriatic breeze, a micro-climate which is perfect for "Dukley Gardens".

Inside the luxury apartments you can find some of the excellences of international design, such as Villeroy & Boch, Varenna/Poliform, Miele, iGuzzini, in accordance with the luxury style of this project. Technology plays an important role: each apartment is equipped with a home automation system that allows an easy management and an energy-efficient interior lighting, in addition to underfloor heating and air conditioning. Thanks to all these facilities, many buyers did not miss the opportunity and already 50% of the residential building has been sold, with prices starting from 600,000 Euros, and this is also due to the favourable Montenegrin tax system.

The second project, the "Dukley Residences: Modern living at Old Town Budva", was carried out by Proimetal and will be completed by Turner Construction by the summer of 2015. It consists of 32 luxury apartments with underground parking spaces, indoor rooftop pool, adjacent gym and spa and many other amenities such as stores, shops and restaurants in the same building.

The apartments will have one or two bedrooms, depending on the total surface area ranging from 60 to 115 square metres and it will be possibile for any buyer to choose from many different styles, in order to satisfy "royal classic" lovers and "practical minimalism" fans. Everything is bathed in a charming atmosphere, with panoramic windows and interior finishes made of natural materials. The location, of course, was not chosen at random: this oasis of comfort is, in fact, a short walk from the old town of Budva, where you can find some traces of its greek-Roman roots, such as the historic city walls, the charm of the past.

The Marina, 100 metres away from the "Dukley Residences" is the third asset of the investment made by Stratex group. Feasibility studies are underway with regard to its expansion: the "Budva Marina" in fact provides for a potential increase in capacity from today's 250 up to 600 berths, with a wide range of facilities such as hotels, yacht clubs, shops, bars and restaurants, in order to meet the new owners' needs.

This project represents a great opportunity for the city of Budva, capital of Montenegrin tourism, which will certainly accommodate visitors in the best possibile way, with a wide range of cultural activities and entertaiment venues, which are even enhanced during the summer season, when many festivals take place there, such as the International Theatre Festival, one of the most important and popular events in Montenegro.
